Questions agents actually ask.
How much does it cost to join?
$49 for 1 year; $89 for 2 (save 10%). Not per month, not per calendar year — per full year. Zero other fees.
My license has been inactive for a while — is that a problem?
Not if your continuing education is current. Check the DBPR website: “Current, Inactive” is fine to activate. “Involuntary Inactive” means missing education or fees need to be resolved first. “Current, Active” is ready to go.
I've got a client I'm ready to refer, what do I do?
Use the referral form on the Agent Services page, available once you've signed up and logged in.

Do you charge your agents a split?
Yes, it's 90/10 — you always keep 90% of every closed transaction, no hidden fees. Cross $3,500 in Firelight retained commissions and it upgrades to 95/5.
How soon and how do I get paid my commissions?
Within 2 business days after funds clear. Go to Agent Resources Section 08 and let us know the details of the commission about to be received. This is how we track it to make sure you receive your funds as quickly as possible.
What if I leave Firelight before a commission I earned is received?
You still get your full commission if a transaction to which you were the active agent closes within 180 days of your leaving Firelight and we're paid a commission by the cooperating broker noted in the transaction. Same applies with referrals.
What about my MLS access?
Regional MLS access ends when you join. You are no longer paying for it, so you no longer have access. You can optionally add My State MLS for about $50/month or $480/year, or refer MLS-required deals to a colleague for a referral commission. You cannot optionally add Regional MLS. Free sites should be equally sufficient to research properties for a BUYER client; MyStateMLS is an option for a LISTING client; referrals of LISTING clients to licensee members of the applicable Regional Board is a preferred option. Firelight gladly accepts such referrals and pays a minimum referral fee of 40% — in many cases.
How soon will my license be active with Firelight?
Typically within 2 hours. That's during business hours.
If I switch brokerages or cancel my membership, do I get a refund?
Refunds are available only within 72 hours of signup or renewal. After 72 hours, your membership will be valid through the annual term — so, if you leave Firelight, your license won't be with us of course, but you're welcome back any time within that year if you change your mind.
How do I arrange payment for an earned commission from a closed transaction?
Log into Agent Services and use the “deals about to close” link to arrange payment.
How do I change or cancel my membership?
Sign into Agent Services and click “Change/Cancel Membership” at the top. Note: annual fees become non-refundable once your license activates.
Can I pay for two years at once?
A 2-year membership is $89 (save 10%), paid once.
What is / do I need Errors & Omissions (E&O) insurance?
E&O insurance is included for every Firelight agent, protecting you against paperwork mistakes or missing information.
What does “referral license,” “referral only,” or “referral status” mean?
These describe internal brokerage restrictions, not a state licensing category. Firelight agents aren't restricted from working directly with clients — go referral-only if you prefer, or take on full transactions.
Can I really work directly with my own clients?
YES. That’s just another way Firelight Realty is the best of the low-fee agencies — most only let you do referrals or park your license.
Keep in mind, you won’t have access to a regional MLS, so a LISTING client would go through MyStateMLS. For BUYER clients, use the major free sites to research properties and contact the listing agent directly.

How much will I save by joining Firelight?
Around $1,500+ a year by cutting board dues, MLS fees, and NAR fees — plus no desk/monthly/transaction/junk fees. That's not counting any difference between what your split WAS compared to our 90/10 or 95/5 split.
Is Firelight Realty in any other states besides Florida?
Not yet — currently available only to Florida license holders. Expansion to other states is under consideration.
What about buying a house for myself — can I still earn a commission?
100% yes. Negotiate your own commission on a personal purchase, typically 2.5–3.0%, or apply it toward closing costs. Can be even higher on new construction — we've seen commissions as high as 12% (though that's a rarity). Regular builder specials of 5–6% are more common.
What about selling my own home?
a) Sell it as a FSBO — Firelight has nothing to do with the transaction. You still need to disclose you're a real estate licensee. List it on major sites for free.
b) DIY listing via MyStateMLS — you'll need to join/pay their fee (around $50/month or $480/year). You list it and handle it all yourself; we charge $345 (payable at closing only) for document retention and compliance, as our brokerage license is part of the transaction.
c) Full-Service listing with full brokerage support. Note: You will be the ShowingTime contact to accept and show. Firelight does not show or host open houses for our own licensees. You arrange for photos — either taken yourself, or you hire a photographer (highly recommended).
The listing fee is a discounted 1.00% of the final, transacted sales price. This preferable, discounted listing fee is available to Firelight agents and their immediate family members. Our listing fee is not inclusive of the likely Buyer's Agent commission.
b) DIY listing via MyStateMLS — you'll need to join/pay their fee (around $50/month or $480/year). You list it and handle it all yourself; we charge $345 (payable at closing only) for document retention and compliance, as our brokerage license is part of the transaction.
